In brief

  • Marriott International partners with Propriétés & Co to design a mixed-use complex comprising a 72-room hotel and 189 branded residences.
  • The project is located on a domain of over six hectares on the edge of the Thau lagoon in Marseillan, with an opening scheduled for 2029.
  • The address will offer a 2,000 m² spa inspired by Roman baths and nine distinct dining areas, including an oyster and sashimi bar.
  • This resort will be the fourth establishment under The Luxury Collection brand in France, and the brand’s very first residential project in the country.

Marriott International takes a major strategic step in the French market for prestige real estate and high-end hospitality by partnering with developer Propriétés & Co to establish its very first branded residential project in France. Scheduled to open in 2029, this hotel and residential complex will be located in Marseillan, an emblematic fishing and wine-growing village in Languedoc, ideally situated on the edge of the Thau lagoon. Spanning over six hectares on the lagoon’s edge, this ambitious project aims to redefine the seaside and epicurean art of living in the south of France by blending local authenticity with luxury hospitality standards.

The announcement of this signing marks a turning point for the Occitanie region, which is attracting an increasing number of international high-end tourism players. The choice of Marseillan, famous for its oyster beds and gentle way of life, is part of a global trend towards seeking exclusive destinations, preserved from tourist overcrowding. The partnership between the American hotel giant Marriott International and the specialised developer Propriétés & Co demonstrates a shared desire to design an integrated eco-complex, respectful of the lagoon ecosystem and deeply rooted in local life. This ambitious project, which will unfold over a vast domain, embodies the dynamism of the branded residences market, a rapidly expanding real estate segment worldwide.

L'essentiel - La Revue du Luxe

Architecture inspired by Languedoc heritage

The design of this tourist and residential complex is based on meticulous integration into the Occitan landscape. The development plan has been conceived to preserve the surrounding biodiversity while optimising panoramic views of the Étang de Thau. The buildings, low-rise and perfectly integrated into the coastal topography, will be organised around landscaped areas planted with Mediterranean species, vines, and ancient olive trees. This architectural approach seeks to recreate the atmosphere of a true traditional hamlet, where gentle circulation and disconnection are prioritised for residents and passing travellers.

Exceptional design blending local roots and elegance

The overall design of the resort has been entrusted to Slowlife Architects, who are working in close collaboration with the renowned Spanish interior designer Lázaro Rosa-Violán. The architectural ambition is not to impose a standardised international style, but rather to subtly reinterpret local codes. The project draws direct inspiration from traditional Languedoc winegrowers’ houses, using local stone facades, weathered wooden shutters, artistic ironwork, and warm terracotta hues that capture the unique light of the Midi region.

Inside, Lázaro Rosa-Violán will deploy his eclectic and refined signature. The spaces will feature noble materials such as raw wood, local stone, and ceramics, highlighting regional artisanal savoir-faire to create an atmosphere of Mediterranean authenticity tinged with contemporary luxury. Every decorative detail, from custom-made lighting to selected textiles, will evoke the maritime and wine-growing history of the lagoon, thus creating a strong and memorable visual identity.

This conceptual approach highlights the importance given to sustainability and the valorisation of local resources. The artistic and technical teams are committed to minimising the project’s environmental footprint through the use of sustainable construction techniques and bio-sourced materials from the region. By combining the timeless aesthetics of Languedoc estates with modern requirements for comfort and energy performance, the design of this future complex positions itself as a model for responsible, new-generation tourism development.

A resort designed for the art of living and well-being

The experience offered by the estate revolves around the celebration of the senses and absolute relaxation. Visitors and residents will have access to a range of high-end leisure facilities harmoniously integrated into nature. Walking paths bordered by wild vegetation will lead to private pontoons, offering direct access to the calm waters of the lagoon for gentle water activities such as paddleboarding or sea kayaking. Intimate outdoor spaces, shaded terraces, and contemplation gardens will be arranged throughout the six hectares of the estate to promote serenity and reconnection with the elements.

A monumental gastronomic and wellness offering

The overall experience will be based on world-class infrastructure spread across a landscaped estate. The 72-room hotel will be complemented by a remarkable gastronomic offering, including no less than nine distinct dining areas. Guests will be able to enjoy an oyster and sashimi bar paying homage to local oyster farming, a signature gourmet restaurant, a traditional French café, and a bar with a terrace located in the heart of the estate’s vineyards.

Well-being will also be central, with a monumental 2,000 m² spa designed on the model of the region’s historic Roman baths. This sensory sanctuary will be complemented by several indoor and outdoor pools, an art gallery showcasing local and international artists, and a selection of designer boutiques. The spa’s treatment programmes will integrate ancestral rituals combined with contemporary techniques, using naturally sourced ingredients inspired by Mediterranean flora and the sea.

The diversity of dining spaces will offer a true culinary journey through the Occitan terroir. The nine culinary concepts will highlight short supply chains and direct partnerships with local producers, lagoon fishermen, and winemakers from the Thau basin. From breakfast served facing the sunrise over the lagoon to gourmet dinner under the stars, every moment shared around the table will celebrate the art of living and conviviality characteristic of the region.

An exclusive collection of branded residences

The introduction of the first The Luxury Collection branded residences on French soil responds to a growing demand from international buyers seeking exceptional properties associated with five-star hotel services. These high-end homes will offer unique flexibility of use, combining the pleasure of an exceptional second home with the peace of mind of fully delegated management. Buyers will thus benefit from Marriott International’s global operational expertise, ensuring their property is maintained to the brand’s standards of excellence throughout the year.

Exceptional residences with hotel services

The 189 branded residences offered for acquisition will represent the pinnacle of this ambitious project’s real estate offering. Designed to provide complete privacy, they will come in several typologies: exclusive villas located directly on the lagoon front, spacious villas with private pools, intimate garden suites, luxury apartments, and dominant penthouses offering breathtaking panoramic views of the Étang de Thau, Sète, and Mont Saint-Clair.

Each owner will benefit from The Luxury Collection’s on-demand hotel services, including concierge, privileged access to the spa, pools, restaurants, as well as rental management and property maintenance by Marriott International teams. This residential model combines the personalised comfort of a private home with the operational excellence of a major hotel group, appealing to a demanding clientele accustomed to travelling to the world’s finest establishments.

The interior architecture of these residences will adhere to the highest comfort standards. Living spaces bathed in natural light will open onto large outdoor terraces designed as true extensions of the living rooms. High-end materials, kitchens equipped with state-of-the-art technology, and spacious bathrooms inspired by private spas will make these homes exceptional retreats, perfectly suited for extended stays or remote work in an idyllic setting.

A new benchmark for tourism in Occitanie

This resort will become the fourth The Luxury Collection establishment in France. It will join a prestigious portfolio comprising the Prince de Galles in Paris, the Hôtel de Berri in the capital, and the recent Hôtel du Couvent inaugurated in Nice. Ideally located just 35 minutes from Montpellier-Méditerranée airport, between the Côte d’Azur and the Spanish border, the Marseillan site boasts exceptional natural assets with over 300 days of sunshine per year and nearly 8,000 hectares of preserved natural spaces.

The establishment of this high-end hotel complex in Marseillan will significantly contribute to the international renown of the Occitanie region. By attracting high-spending visitors throughout the year, the estate will support the local economy and create numerous direct and indirect jobs, consolidating the Hérault department’s position as a must-visit destination for luxury tourism and the art of living in the Mediterranean.
