The freehold residence, ideally located at 79 Cairnhill Road in Singapore, has been launched on the market for collective sale by public tender at a price of 168 million dollars. This amount translates to a land rate of approximately 2,248 dollars per square foot per plot ratio (ppr), after taking into account the 7% bonus gross floor area (GFA) allowed for balconies, according to estimates from the consultancy firm orchestrating the transaction.

This configuration offers future buyers multiple options for large-scale land value enhancement.

The buyer could thus choose to demolish the existing structure to design a luxury boutique-style residential project or to erect a new, ultra-exclusive residence. The rarity of freehold land in this highly coveted enclave of Cairnhill significantly reinforces the strategic appeal of this plot for developers seeking prime addresses.

Flexibility of use approved by urban authorities

Beyond a classic residential project, the Urban Redevelopment Authority (URA) has indicated its preliminary support for a conversion into long-term serviced apartments (Serviced Apartment 2 category). Interest in this residential enclave comes amid highly competitive recent acquisitions in the region. Last year, a 63,498 square foot government land site on Bukit Timah Road was awarded for 566.29 million dollars. More recently, another site located on Peck Hay Road attracted four competing bids before being awarded for 542.4 million dollars to a joint venture formed by City Developments and Hong Realty. This momentum confirms developers’ strong appetite for Singapore’s premium addresses.

The public tender for the sale of Trendale Tower will officially close on 23 October 2026 at 3 pm, local time. For discerning investors, this launch represents a rare opportunity to position themselves early in a sector undergoing full urban metamorphosis.
