To address these challenges, the maison BARNES is partnering with the École supérieure des professions immobilières (ESPI) to launch the Barnes Academy by ESPI, a bespoke training programme designed to support the evolution of the prestige real estate sector.

This initiative comes at a pivotal time when buyers of exceptional properties are no longer satisfied with a simple introduction. They seek comprehensive strategic advice, encompassing an understanding of local markets, regional legal subtleties and the structuring of their wealth. This collaboration gives rise to the Barnes Academy by ESPI, an in-house structure designed to raise the qualification level of the teams.

As Richard Tzipine, Managing Director of BARNES, explains: “With ESPI, we are structuring this transmission rather than leaving it to rely solely on everyone’s goodwill.” This approach comes at a time when the high-end real estate market is recording solid performance, driven by a recovery in activity that began at the end of 2024.

The choice to partner with a recognised body like ESPI reflects a paradigm shift. Once based on empirical methods and the personal networks of consultants, exceptional real estate now requires a solid theoretical foundation. Financial engineering, a detailed understanding of complex leases, urban planning analysis and the mastery of new digital tools applied to wealth management are now an integral part of professionals’ daily lives. By institutionalising the transfer of skills, the partnership aims to standardise practices of excellence across the group.

The renewed dynamism of the sector also demands immediate responsiveness from advisers. Buyers, often advised by law firms or family offices, expect their real estate contacts to have a level of technical mastery equivalent to that of their own legal and financial advisers. Increased professionalisation thus becomes a major competitive differentiator for attracting and retaining leading investors.

Modules targeted at regulation and commercial practice

During its first year of operation, the scheme is primarily aimed at the network’s French staff. Delivered in person in the form of short modules, the teaching is structured around four major areas: compliance with regulatory obligations, the integration of new recruits, business development and the continuous training of existing teams.

Mastery of the legal framework is a decisive lever for the profession. Continuous training directly conditions the renewal of the professional card, a subject that is all the more strategic given that the Conseil d’État had called in February 2025 for the publication of a decree regulating staff training.

The integration of new staff, who often come from varied professional backgrounds, requires a rigorous onboarding process. This process allows the brand’s core values, its code of ethics and its specific working methodology for the luxury segment to be passed on to them. By harmonising these practices as soon as recruits arrive, the group ensures that the quality of service remains flawless and consistent across the entire national territory, regardless of the consultant’s home office.

Business development is also given special attention through workshops to improve negotiation, high-end customer relations and the valuation of exceptional properties. Added to this is the in-depth study of cross-cutting themes such as targeted digital communication and the use of exclusive market data. Continuous training, for its part, ensures that existing teams constantly update their practical knowledge in the face of technological and societal developments that modify customer relations.

An ambition for international expansion in 25 countries

Present in 25 countries, the maison BARNES plans to gradually extend the scope of its academy to all its global locations. The courses will incorporate complex themes such as cross-border wealth taxation, the management of international operations and the monitoring of local legislative developments.

The teaching will draw directly on the research work carried out by ESPI2R, the ESPI laboratory which brings together around forty teacher-researchers. Bernard Pinat, Managing Director of ESPI, highlights the specific requirements of this segment: “Luxury real estate relies on skills that cannot be improvised: wealth taxation, cross-border structures, constantly evolving regulations.”

Expansion beyond French borders meets the geographical needs of an increasingly mobile clientele, managing asset portfolios spread across several continents. A buyer based in New York, wishing to invest in a property in continental Europe or an Alpine resort, must be able to rely on an adviser who perfectly understands the tax implications of such bilateral transactions. The international standardisation of skills ensured by the academy will facilitate internal synergies between the brand’s various global offices.

The scientific contribution of the ESPI2R laboratory will constitute a valuable resource for feeding the academy’s educational content. By relying on rigorous academic work dealing with urban dynamics, changing environmental regulations or macroeconomic trends, advisers will have unique prospective analysis tools. This approach will make it possible to anticipate market changes and provide strategic insight for the decision-making of the most astute investors.

A prospective degree-awarding opening for professional retraining

From the second year of activity, the two partners plan to broaden the academy’s scope by developing a degree course accessible to people outside the network. This programme would primarily target professionals wishing to embark on a career change into real estate, while offering the company a prime recruitment lever.

ESPI already offers a Bachelor’s degree dedicated to prestige real estate, and this joint project will enrich the educational offering aimed at future players in the luxury market.

Opening this course to external profiles responds to a trend marked by the growing attractiveness of prestige real estate for professionals seeking a second wind in their careers. These candidates, often from high-end hospitality, business law, private banking or wealth management, already possess a strong culture of service, a great sense of confidentiality and proven interpersonal skills. However, they often lack the technical mastery of real estate mechanisms to be immediately operational.

The future degree programme will allow this transition to take place in a structured and reassuring way for both candidates and their future employers. By combining the rigour of a state degree or a certified qualification issued by ESPI with the practical and immersive approach of the maison BARNES, students will benefit from a comprehensive learning path, anchored in the concrete realities of the sector. This original synergy between school and company will foster the emergence of a new generation of consultants, immediately capable of meeting the demands of high-end transactions.
