Hospitality giant Marriott International is partnering with prestigious developer Propriétés & Co to build a hotel and residential resort in the south of France. This major project, scheduled to open in 2029, will introduce the first branded residences under The Luxury Collection brand in France, on the shores of the Thau lagoon in Marseillan. This strategic development reflects the growing appeal of the Languedoc coastline for luxury real estate.

An exclusive address on the Thau lagoon

A preserved setting on the Thau lagoon

The chosen site spans over six hectares directly bordering the Thau lagoon, a preserved environment renowned for its biodiversity and oyster-farming heritage. Located just 35 minutes from Montpellier-Méditerranée Airport, Marseillan enjoys a privileged position between the Côte d’Azur and Catalonia. This future resort will offer spectacular panoramic views of Mont Saint-Clair, the town of Sète and the Mediterranean Sea, benefiting from over 300 days of sunshine a year and vast protected natural areas.

This hotel and residential project is designed as an organic extension of the village of Marseillan, respecting the maritime history and culture of this Mediterranean enclave. The development aims to create a new hub for high-end seaside living in a region historically preserved from mass urbanisation.

The alliance of hospitality and prestigious residential living

Hotel and residential excellence by Marriott

The resort will consist of a high-end 72-room hotel and 189 private branded residences, offering a unique hybrid experience. Future buyers will be able to choose from a variety of property types: exclusive villas on the edge of the lagoon, private properties with individual swimming pools, garden suites, refined apartments and penthouses with unobstructed views. All residents will benefit from direct and privileged access to hotel services and facilities.

The resort will also stand out for its high-quality leisure and well-being offering, structured around nine distinct dining concepts, including an oyster and sashimi bar and a signature fine-dining restaurant. A monumental 2,000-square-metre spa, inspired by the historic tradition of Roman baths, will complete the offering alongside several swimming pools, an art gallery and high-end boutiques.

Architecture reinterpreting Languedoc heritage

The architectural design has been entrusted to Slowlife Architects, collaborating for the occasion with the famous Spanish interior designer Lázaro Rosa-Violán. The overall aesthetic is directly inspired by the traditional buildings of the Midi, particularly old winegrowers’ houses. The design will showcase local stone facades, typical wooden shutters, artistic ironwork and terracotta shades, perfectly integrated into the sunny landscape.

Inside, the living spaces will give pride of place to noble materials and regional craftsmanship to embody the elegance of The Luxury Collection. The interior design will subtly blend the authenticity of Mediterranean culture with the absolute comfort of contemporary five-star hospitality.

The rise of branded residences in Europe

The arrival of this project in Marseillan marks a turning point for the luxury real estate market in France, illustrating the phenomenal rise of branded residences in Europe. This high-end real estate segment, which combines private ownership with the services of a luxury hotel group, appeals to a demanding international clientele seeking security, convenience of services and hassle-free rental management. The Luxury Collection is signing its very first residential project on French territory here, joining a national portfolio of prestigious hotels such as the Prince de Galles and the Hôtel de Berri in Paris, or the recent Hôtel du Couvent in Nice.

For Languedoc, this establishment sounds like a consecration. By attracting a brand of the stature of Marriott International, the Thau lagoon confirms its potential against the oversaturated historic destinations of the Côte d’Azur. This project demonstrates that the luxury of tomorrow privileges space, the preservation of nature and the authenticity of a local lifestyle rather than the ostentatious splendour of traditional major seaside resorts.

Our perspective on this future stopover

Our opinion on this new exceptional sanctuary

This hotel and residential resort represents a highly desirable alternative for buyers and travellers tired of French Riviera clichés. By betting on the Thau lagoon and the discreet charm of Marseillan, Marriott International and Propriétés & Co offer a renewed vision of the Mediterranean lifestyle: more authentic, more serene, resolutely focused on the local terroir and “slow life”. This address is primarily aimed at aesthetes and savvy investors seeking a rare privacy at the heart of a preserved natural ecosystem, without compromising on the operational excellence of an international palace.
